Hunters Hill – Ceiling Love

Can’t stop staring at the Ceilings.

I’m a complete convert to this mid-century modern house thing.   With small kids running through the house and bumping into doors and furniture a MCM house has less chance of them crashing into a wall or door because there are less walls.

Over to this house in Hunters Hill.  There are two sides to HH, the peninsular bit and the other side.   This the cheaper side but you still get the Hunters Hill postcode.   The Hill is known for grand sandstone mansions and waterside homes, a MCM house, like this is probably ignored, and that’s a good thing for a wise buyer like you.  Agent says a local family had it built in the 70s.

The house has been rented and has been staged for selling which is another advantage for two reasons.   If you need to re-paint, update or renovate anything before moving in you won’t have issues with access to the property because of current owners or tenants.   Secondly, most of this house has been left blank.  Apart from the ceilings, the character and style of the original house has been stripped out.  Get in a good designer, one sympathetic to this style and give some style back.

What’s missing here is greenery.  The view outside to the pool finishes with an ugly fence. Get in a gardener and start discussing greening it up.

Flagstones.  Sorry temporarily distracted.  The view back into these two living areas is perfect for summer family life.  I can see what those kids are up to just by sitting here al fresco with my prosecco.

The shade cloth is probably a great idea but plan on updating to a permanent structure or a retractable system.

Hello pool fence.  North facing backyard so lots of sun on the pool.  Would suggest a shaded area or a Basil Bangs beach umbrella ?

I don’t need a street frontage to impress other people.  Fence it and live behind it.  More room for living.

Floor plan shows bedrooms placed on either side of the house.  Keep the child with worst nightmares or bedwetting problem close to the main room and guest or others on the other side.

Location map.  House is on edge of Lane Cove River and the river version of the Bondi to Bronte walk.   Schools nearby include Hunters Hills High so you can choose a state school if you are inclined.

Artarmon – Totes Clever

9 Onyx Road, Artarmon – Auction via LJ Hooker.

I’m a bit over (neighbouring) Willoughby.  Got caught in Saturday traffic jam and wondered how everyone survives due to the stress of Saturday sport drop-offs.   Artarmon has better access to freeways/ tollroads and has a train station (can you tell I love trains?)

This north facing transformation home will not be long on the market.  Last few houses I’ve watched in Artarmon have gone both quickly and over the reserve (although I am sceptical of reserves anyway).

Clever this.  The Kitchen has a slight wall over the benches. You can hide all the dishes and  keep the wall side clean.

All four of the front rooms are bedrooms, meaning originally they were the reception rooms and would be a good size.

Looks like a park but easy to maintain.

Family Factor:   I would make an offer before auction.  There is nothing to do, from these images, and you can’t go wrong with the area.  Artarmon and the North Shore, in general, is the ideal good schools and good for families part of Sydney.

Looking at past sales, many are listed as ‘price withheld’  a similar property on the street went for $2.58M.   My guess is $2.7M as this is 4 beds, not 3 and on the ‘right’ side of the street.

There are two ways people approach this house.  Everyone loves the location, the outside, the tropical pool set-up, but then they hate the inside.  This type of modern doesn’t row your boat.    Or you are the other party.  You can’t believe that house and that tropical garden are one and the same.   It’s modern house in the tropics bliss. Which one are you?

What do you think of this trend to have people and dogs in real estate photos?   In a lifestyle magazine or website, it is expected, the story is about the people who designed or live there.  Moving this idea over to real estate is confusing.  I’m trying to imagine me living there and these stooges are interrupting.

Anyhoo, onto the house..  Just so exciting to see a 1960 Pettit and Sevitt home.   Or is it?

Forestville – The Lair

70 Milham Cresent Forestville.    It’s not really a house, it’s a lair, a trap, only couples with sculptured bodies,  instagrams feeds of smoothies and on-dial wellness coaches live or can live here.   They don’t drive either, they helicopter in from the trees in this landing pad of a kitchen.  The floor is fully magnetic to aid in their circadian rhythms

You won’t need any pets as all the wildlife are tamed and require only the sonorous sounds of gentle stick music.

This innocent bedroom hovers over the kitchen area.  I can’t see any evidence of an exit pole to the ground but consider installing one.  If the toast, sorry, paleo bread, starts to burn, you can slide down the pole to the kitchen to save it.

Queens Park – Nino in the 90s

Unusual to see an Eastern Suburbs house in a prime suburb  (not a pretend suburb like Matraville) using the For Sale system.   That’s because, despite the undoubtably important Architect,  this house is out of fashion.  It’s the wrong modern.  Everyon

You can read about the architect Nino Sydney here .  His Beachcomber house, which is the old modern that is the right modern for now is in demand.  This house, incidentally designed for his daughter Maya, has all his classic features.  Cars are ground level, living is upper level.

The house is badly styled which doesn’t help when it is already unpopular. The position is terrific.  North facing living areas, three car garage (some could be storage space) and lane way access to Queens Park.   My tip, this is a bargain.  It’s not the the worst house it’s just the wrong house for now.

Belmore -A bright bungalow

Presenting – 19 Isabel St, Belmore.  About 15kms from the city and 550 metres (7 min walk) to Belmore train station.  This picture perfect federation has 4 beds, a pool (with a fence) and is north facing.  I’ll come to the part about what and where is Belmore after I tell you this house would be twice as much in another suburb.  It’s about taking a risk and seeing the potential for a lovely house in a different area.

All looks very nice..   The next series of photos I had to put in a gallery.. it’s all a bit bright in black and white.

But the bones are there sweeties!  all those gorgeous period details.  You could totally Scandi this place up but first you have to deal with those tiles.  Alice and the rabbit will come wandering past looking for the Mad Hatter in this house.

I’m suspicious of this room.  It could be a great family room leading out to the north facing backyard and the ceiling is a lovely timber, but the blinds and curtains are all pulled up and the doors are all glass sliding ones.   Looks like it was done cheaply.

Neat but dull patio.   Needs some plants undercover.   Put timber flooring over those ghastly tiles. I love the set up of the backyard.  Lots of fun playing here.

According to Planning Alerts (a site which SFH loves) they complied and put in a pool fence earlier this year.  Not my choice of fence but the pointy bits are good for hanging wet towels and cossies on.

Floor plans show only one inside bathroom with one outside.  There are no photos of the bathroom (which probably has black and white tiles) so it’s probably small.  I would look at turning Bed 1 into a big bathoom and turing the old bathroom into a laundry/ inside spare toilet.

Belmore is well ahead of most of Sydney for education, train links and – its highest score – telecommunications coverage. It outperforms most of its region overall, despite receiving low marks for open space and tree cover.

There are three sports fields down the road.  The street is tree lined and spacious.

Belmore is out of the box for someone living in the inner west or a family cramped in an apartment.   It could be the new Ashfield, which is the new Dulwich Hill, but regardless it does represent very good value.

Also you will be the only ones in your street with a swimming pool so you’ll make friends easily.

Sutherland – Pet Rock included

Presenting – 29 Bunbury Ave, Sutherland.   4 beds, off street parking, no visible signs of any grass backyard.  30 kilometres from City.

Walls of glass, balconies and bushy landscapes along with a northerly aspect is Sydney lifestyle gold.

One of the reasons for this website is the whole truth is never revealed by the real estate agents.  You are presented with beautifully lit photos of a house but it’s never the same when you visit. Things look smaller or some rooms, like the kitchen, are not in the original bunch of photos.   You wonder what they are omitting, always wonder what you can’t see and why they are selling.

These photos are stunning.  An incredibly unusual house with lots of architectural appeal.   The blurb says it is made of recycled materials.  I love the impact of the brick fireplace through the house.

Just a fantastic space, this open lounge area.

This is a great Sydney feature.  If you can’t move the rock, encorporate it in the house.  Very 70s.  Like a giant pet rock in your dining area.

A great 60’s / 70s modern look to this room.  The curve of the fireplace, the laddered shelf system and elegant sparse furniture.  Another great room.

The video for this home, shows mostly bush for the garden, no lawns, but with a shed for woodchopping.  Looks like you have a lot of wood to chop

Fantasy Home moment.  Price? no object.  But let’s be a little picky.  We are looking at over $5.5 million.

Kitchen itself looks a little old.  Need one of those funky taps, maybe black again?  The dishwasher is white, white?  who has white appliances these days?

Birchgrove is already an incredible suburb this is just a great reason to leave the Eastern Suburb crowded harbour side and lie around on this lawn.
