The South – but not as you know it

Go to The South often?   Like deep Shire South?  It’s like the North, in fact, its very like the North but much cheaper.  Waterways, creeks, bush, beaches and even train stations.

Last school holidays I discovered Hazelehurst Gallery in Gymea.   A combination of bequeathed art gallery, playground, hip cafe and craft group or as the recent SMH review called it ‘A garden party in Gymea’.     Culture, regional arty culture, does exist and so do some affordable interesting family homes.

30 Ruby Road, Gymea.  Auction.  Domain range to $1M *

Waterfront and waterview homes are more expensive, naturally, but this mid-century home is well located to the preschool and public school (like across the fence).

Not the most exciting house.  Plain mid-century and small.   This is posted here as an example of what people ignore.   A plain house that is ‘out of fashion’ can be the best entry to a tough market.   There are now design firms that specialise in helping modernise a mid-century home,  Secret Design Studio, offers a ‘Dr Retro House’ service.  Although based in Melbourne, the demand for consultations has prompted a new office in Sydney.

Here is the google location showing park on the south side and Primary school to the west.   Home is located in a cul-de-sac.

Nothing to Do – 65 Forest Road Miranda.    For Sale.  Domain range to $1.4M

5 bedrooms, 3 balconies and a spa.   Close to shops, schools and a Westfield there is nothing to do in this house.  In another part of Sydney this house would be way more than $1.4.

If you want more in Miranda you could try this palm-tree-laden confusion at 63 Matson Crescent  – price estimate is $1.9- $2.1M

12 Glen Road Oatley.   Auction guide $1.6-1.7M.   A new home with a MCM (mid-century modern) influence I only have one objection.  The two car garage could be brought forward to a car-port and a more living space could be added.  Otherwise Oatley has one of the best family parks in Sydney

The Best for lusty last.

14 Boronia Parade, Lugarno.  Designed by Ancher, Mortlock & Murray in the early 1960s, the leading image was of the water view, which is spectacular, but avoided any sense of a superb house behind it.

Hello House.

14 Boronia P Lugarno

Built in the early 1960s this formed part of the early ‘Sydney School’ style of architecture.  If this house was in Castlecrag or Northbridge it would be over $3M.   Here in Lugarno the auction guide is $1.8 plus.

For Auction with price range of $1.8-$1.9M.  I’m off to buy my lotto ticket for this one.

* Domain range = Although no dollar price is indicated a price range can be found by using the ‘Price’ in the filtering system.  Agents have to enter a guide price range when listing a property.

Blacktown – The Unexpected

2 Girra Road, Blacktown.   Totally unexpected to see this classy, well-kept modern but modest home in Blacktown.  Are we stepping back in time to an era of affordability?   The cottage, the lawn, the trees, this is just so adorable.

Checking Google satellite the neighbours have a pool, in fact, several do so take that box of cupcakes round to meet everyone.

For a small space it offers a lot.  3 Bedrooms, sitting room (or media room) a linen cupboard, a separate studio and outside toilet and a generous car port (could fit a tarago).  Just shows you a small house can achieve much.

Hurlstone Park – Happy Boxes

w800-h533-2012390714_4_pi_160516_062603

13 Floss St Hurlstone Park  NSW 2193

Well, this is unexpected.  An older cottage has been blown up by colour at the back.  Hurlstone  Park has a train station and is one stop away from Dulwich Hill, the cool inner west suburb.

With 3 bedrooms, 1 bath and slightly close to the train lines this innovative cottage could be in the $1M mark.  Cheap for Sydney.

I like the balance between the new and old sections although I would calm the contrast down a little.

In all if this house was in any other part of Sydney it would be twice the price.  Maybe buy it and move it?

Belmore -A bright bungalow

w1920-h1080-w4600-h3067-2012940333_1_pi_160720_065024

Presenting – 19 Isabel St, Belmore.  About 15kms from the city and 550 metres (7 min walk) to Belmore train station.  This picture perfect federation has 4 beds, a pool (with a fence) and is north facing.  I’ll come to the part about what and where is Belmore after I tell you this house would be twice as much in another suburb.  It’s about taking a risk and seeing the potential for a lovely house in a different area.

w1600-h1200-w4600-h3067-2012940333_10_pi_160720_065024

All looks very nice..   The next series of photos I had to put in a gallery.. it’s all a bit bright in black and white.

This slideshow requires JavaScript.

But the bones are there sweeties!  all those gorgeous period details.  You could totally Scandi this place up but first you have to deal with those tiles.  Alice and the rabbit will come wandering past looking for the Mad Hatter in this house.

w1600-h1200-w4600-h3067-2012940333_5_pi_160720_065030

I’m suspicious of this room.  It could be a great family room leading out to the north facing backyard and the ceiling is a lovely timber, but the blinds and curtains are all pulled up and the doors are all glass sliding ones.   Looks like it was done cheaply.

w1600-h1200-w4600-h3067-2012940333_8_pi_160720_065029

Neat but dull patio.   Needs some plants undercover.   Put timber flooring over those ghastly tiles. I love the set up of the backyard.  Lots of fun playing here.

w1600-h1200-w4600-h3067-2012940333_2_pi_160720_065036

According to Planning Alerts (a site which SFH loves) they complied and put in a pool fence earlier this year.  Not my choice of fence but the pointy bits are good for hanging wet towels and cossies on.

Floor plans show only one inside bathroom with one outside.  There are no photos of the bathroom (which probably has black and white tiles) so it’s probably small.  I would look at turning Bed 1 into a big bathoom and turing the old bathroom into a laundry/ inside spare toilet.

From the Domain liveability index (out of 555)

342. Belmore

Belmore is well ahead of most of Sydney for education, train links and – its highest score – telecommunications coverage. It outperforms most of its region overall, despite receiving low marks for open space and tree cover.

There are three sports fields down the road.  The street is tree lined and spacious.

Belmore is out of the box for someone living in the inner west or a family cramped in an apartment.   It could be the new Ashfield, which is the new Dulwich Hill, but regardless it does represent very good value.

Also you will be the only ones in your street with a swimming pool so you’ll make friends easily.

Sutherland – Pet Rock included

w1920-h1080-w4738-h3159-2012939944_1_pi_160720_053900.jpg

Presenting – 29 Bunbury Ave, Sutherland.   4 beds, off street parking, no visible signs of any grass backyard.  30 kilometres from City.

Walls of glass, balconies and bushy landscapes along with a northerly aspect is Sydney lifestyle gold.

One of the reasons for this website is the whole truth is never revealed by the real estate agents.  You are presented with beautifully lit photos of a house but it’s never the same when you visit. Things look smaller or some rooms, like the kitchen, are not in the original bunch of photos.   You wonder what they are omitting, always wonder what you can’t see and why they are selling.

These photos are stunning.  An incredibly unusual house with lots of architectural appeal.   The blurb says it is made of recycled materials.  I love the impact of the brick fireplace through the house.

Just a fantastic space, this open lounge area.

w1600-h1200-w4736-h3157-2012939944_4_pi_160720_053906

This is a great Sydney feature.  If you can’t move the rock, encorporate it in the house.  Very 70s.  Like a giant pet rock in your dining area.

w1600-h1200-w4800-h3200-2012939944_6_pi_160720_053912

A great 60’s / 70s modern look to this room.  The curve of the fireplace, the laddered shelf system and elegant sparse furniture.  Another great room.

w1600-h1200-w4763-h3176-2012939944_9_pi_160720_053918

w1600-h1200-w4800-h3200-2012939944_7_pi_160720_053900

w1600-h1200-w4800-h3200-2012939944_5_pi_160720_053900

Views are incredible.  A great mix of homes, waterways and bush.  Great for watching approaching bushfires.

w1600-h1200-w3840-h2560-2012939944_3_pi_160720_053900

The video for this home, shows mostly bush for the garden, no lawns, but with a shed for woodchopping.  Looks like you have a lot of wood to chop

29 Bunbury JPB.jpg

Snapshot of google street view.  House looks quite ordinary from the street.  Off street parking seems obvious.  Just remember to put on the handbrake each night.

So what can you not see here?

Mona Vale – or is it Byron Bay ?

w1200-h800-2012940267_2_pi_160720_063951107 Barranjoey Road, Mona Vale . (3 beds, 2 bath, 3 cars or 1 car and a really big boat)  woops yes, it’s on a main road but someone has to live here.   Let’s focus on the balcony and all those lovely palm trees.  Oh, and look, a view.

We are looking at this property as a potential bargain from a weird Sydney money point of view that is.

w1200-h800-2012940267_1_pi_160720_063951

Maybe built a very tall tree house to enjoy it even more.

w1200-h800-2012940267_3_pi_160720_063951

Feels tropical & holiday-like.

w1200-h800-2012940267_4_pi_160720_063951

Basic.  Nothing offensive here just needs a bit more oomph.  No brown furniture prehaps.

w1200-h800-2012940267_5_pi_160720_063952

Saddle up and enjoy the kitchen island.

w1200-h800-2012940267_6_pi_160720_063954

This has such potential.  It has everything, from wardrobes to ceiling fans.

w1200-h800-2012940267_7_pi_160720_063954

Bit of grass and blue sky and all’s right with the world.  A hot tub here could be perfect.

107 Barranjoey Rd

Reality strikes.  Main road with difficult driveway.  However, there are few bargains in Sydney so this could be one.
