The South – but not as you know it

Go to The South often?   Like deep Shire South?  It’s like the North, in fact, its very like the North but much cheaper.  Waterways, creeks, bush, beaches and even train stations.

Last school holidays I discovered Hazelehurst Gallery in Gymea.   A combination of bequeathed art gallery, playground, hip cafe and craft group or as the recent SMH review called it ‘A garden party in Gymea’.     Culture, regional arty culture, does exist and so do some affordable interesting family homes.

Waterfront and waterview homes are more expensive, naturally, but this mid-century home is well located to the preschool and public school (like across the fence).

Not the most exciting house.  Plain mid-century and small.   This is posted here as an example of what people ignore.   A plain house that is ‘out of fashion’ can be the best entry to a tough market.   There are now design firms that specialise in helping modernise a mid-century home,  Secret Design Studio, offers a ‘Dr Retro House’ service.  Although based in Melbourne, the demand for consultations has prompted a new office in Sydney.

Here is the google location showing park on the south side and Primary school to the west.   Home is located in a cul-de-sac.

Gymea

Nothing to Do – 65 Forest Road Miranda.    For Sale.  Domain range to $1.4M

5 bedrooms, 3 balconies and a spa.   Close to shops, schools and a Westfield there is nothing to do in this house.  In another part of Sydney this house would be way more than $1.4.

If you want more in Miranda you could try this palm-tree-laden confusion at 63 Matson Crescent  – price estimate is $1.9- $2.1M

12 Glen Road Oatley.   Auction guide $1.6-1.7M.   A new home with a MCM (mid-century modern) influence I only have one objection.  The two car garage could be brought forward to a car-port and a more living space could be added.  Otherwise Oatley has one of the best family parks in Sydney

The Best for lusty last.

14 Boronia Parade, Lugarno.  Designed by Ancher, Mortlock & Murray in the early 1960s, the leading image was of the water view, which is spectacular, but avoided any sense of a superb house behind it.

Hello House.

Built in the early 1960s this formed part of the early ‘Sydney School’ style of architecture.  If this house was in Castlecrag or Northbridge it would be over $3M.   Here in Lugarno the auction guide is $1.8 plus.

Turella – Where ? Think Ikea Land

8 Goddard St, Turella.   so, yeah, where is Turella?  Well it has a train station, is 10 kms from the CBD,  5 minutes from Ikea Tempe and 10 minutes to the airport.  This house is priced at $1.4M which is on the high side for Turella.  Average price is about $1.1M.    The last house that made an impact was this one for just under $1M.

For those priced out of Marrickville and Tempe (insane but yes) Turella is across the Cooks River and with surprisingly better access to roads and much less airport noise due to flight paths.  Rave over – lets just take in this glory box of a house.

I’m fascinated by the current owners art collection.  This is the best natural styling I have seen and strangely closely resembles the artistic clutter of a family home but with more plastic.

Kitchen is perfect for families.  You can gather here and do homework and all sit around on screens.

Happy family verandah.  Notice the canoes stored?  Down the road is the Cooks River with its own canoe club.   I vote to lie on the day bed and supervise the kids playing.

Family Factor.  Single level always works for small children.  A large open kitchen/ lounge and access to safe outdoor space is also perfect.  Three well sized bedrooms and north facing backyard, large trees and this house is rambling childhood perfection.

Sutherland – Pet Rock included

Presenting – 29 Bunbury Ave, Sutherland.   4 beds, off street parking, no visible signs of any grass backyard.  30 kilometres from City.

Walls of glass, balconies and bushy landscapes along with a northerly aspect is Sydney lifestyle gold.

One of the reasons for this website is the whole truth is never revealed by the real estate agents.  You are presented with beautifully lit photos of a house but it’s never the same when you visit. Things look smaller or some rooms, like the kitchen, are not in the original bunch of photos.   You wonder what they are omitting, always wonder what you can’t see and why they are selling.

These photos are stunning.  An incredibly unusual house with lots of architectural appeal.   The blurb says it is made of recycled materials.  I love the impact of the brick fireplace through the house.

Just a fantastic space, this open lounge area.

This is a great Sydney feature.  If you can’t move the rock, encorporate it in the house.  Very 70s.  Like a giant pet rock in your dining area.

A great 60’s / 70s modern look to this room.  The curve of the fireplace, the laddered shelf system and elegant sparse furniture.  Another great room.

Views are incredible.  A great mix of homes, waterways and bush.  Great for watching approaching bushfires.

The video for this home, shows mostly bush for the garden, no lawns, but with a shed for woodchopping.  Looks like you have a lot of wood to chop

Snapshot of google street view.  House looks quite ordinary from the street.  Off street parking seems obvious.  Just remember to put on the handbrake each night.

Banksia – Pools & Baths

10 Oak Place, Banksia.   This suburb is on the secret list. It has a train station, is 5 minutes from the beach (well, Botany Bay), consists mainly of family homes and is 12kms from the CBD.  That’s the same as Chatswood or Roseville, but the prices are much cheaper.

Okay this picture is not great.  No character, very bare windows and balconies but I think a blank canvas is what you would call it.  A bit of greenery? different paint ?  But this is a 5 bedroom home with pool.  Okay there are some things you would need to change, so let me take you through.

Nice, a backyard, pool, some domed landing lights (hope the nearby airport is not confused), bit of grass and big balcony.  Now real estate agent says “Nothing to spend’ my initial challenge is ?  (drum roll..  how could the real-estate people say that)  where is the pool fence?  The pool needs a fence ! Right that’s 20k knocked off the price so far.

Okay, who’s going to do all the deck painting each summer?  Presentation could be better.  Furniture looks miniature on that large deck.

Modern with marble.  I know you don’t need to comment on the existing furniture but mm.. wonder if floor is under heated?   Can you spill cordial?  red wine?  my practical mother-brain is wary.

Where are the window treatments (that’s design talk for curtains and blinds)  right, another thing to do.

Saved the best till last..    I have no beef with baths in bedrooms… but is that just a bit too close to the splash range?  and sinks next to the bed?  While one brushes their teeth the other could suffer from toothpaste splat.  It a half bathroom /half bedroom and they look uncomfortable together.

Maybe they had too many arguments in this room.  Washing, brushing, wetting the nice sheets, make bath necessary noises.   No, that fourth wall should be there.  Water privacy.

So overall, the house has some good elements but Mrs Pratical smells a rat.  I would need to spend money on this house, contrary to the house blurb, and it’s all to do with water.  Pool fence & bathroom walls.
